1. Contract conclusion

1.1. he contract of both parties starts to exist by contacting the lesser to book a holiday dwelling. From this moment right and duty are coming to effect.
1.2. Special requests are only part of the contract if those are approved by the lesser.

2. Payment practice

2.1. After the approval of the bill you need to do a pre-payment of 30% of the sum of the payment bill. Please remit us the remainder at least 10 weeks before your departure. In case you're not keeping the term, the lesser is able to rent the object to others, without a letter of indication by enacting of the cancellation as mentioned in No. 3ff.
2.2. At short-term booking (less than 8 weeks before departure) you need to transfer the complete amount right after derivation of the bill.

3. Cancellation

3.1. In general: In case you want to cancel your booking you need to send it by a certified mail.
3.2. In case of a cancellation you need to pay the costs thereby incurred after the terms of No.3.3 an arrangement fee of Sfr. 100.- per arrangement. This cancellation won't be covered by an insurance for cancellation.
3.3. In case of a cancellation we charge you for the following:
- 10% of the complete price at 60 days before the lease.
- 50% of the complete price when notificated between the 60. and 30. day before the lease
- 80% at later dates of cancellation
In case the leaser cancels his contract then he may look for a substitute. The arrival of the cancellation at the lesser is the date which is decisive for the charge.

3.4. The costs of cancellation will be overtaken by cancellation insurances in case of hardship. The benefits are depending on the policy of insurance. We want you to sign up for one.

4. Complaints

4.1. In general: In case the effort doesn't equal the agreement of the contract or in case you suffer damages then it is your right and duty to contact the owner about the lack, so that you get immediate help. In case the lack isn't fixed yet you should let the owner know about special demands.
4.2. Holiday dwelling: In case there are at the beginning or during your stay any lacks in sanitary, electrical things or gas-installation, then please, don't hesitate to tell the owner right away. To be silent means that you agree with the content of the contract.
4.3. The owner will be a helping hand if there's a break of the gas flow, water flow and power flow. We are not liable in those cases.
4.4. Cleaning: The holiday dwelling is given tidily to the owner. Please tell us about complaints after the term of 4.2. At the end of your stay you should leave the place in a tidy state, otherwise we are eligible to charge you for an extra cleaning.

5. Non-liability

5.1.We are not liable if the content of the contract is not fulfilled in those cases.
- absence during your journey
- unpredicted damage of 3rd persons who are not doing any payment.
- Much damage or violence we couldn't prevent.

5.2. The tenancy includes the whole holiday dwelling and also fixtures. As tenant you're responsible to take care of the holiday dwelling. You're responsible for the damage you've caused. You're required to tell the owner before the departure. You're not able to take more persons in for living in your apartment than you've booked. Tents and Trailers are forbidden on the owner's property.

6. Other things

6.1. Linked by the agreement of the lesser, pets (dogs) are allowed. You have to take care that your dog doesn't bother other tenants ort hat it doesn't damage the furniture etc.
6.2. The hand-over of the apartment will be on Saturdays at 4 in the after-noon. If there are deviances, please let us know. The departure should be at least at 9a.m. because of the preparation for the next guests.
6.3. You're responsible for your children going to the playground.
6.4. Signing the contract after Italian law. The jurisdiction is Albenga SV) Italy. With the signature of the application forms and the bank transfer, you as tenant agree with with the conditions of contract.
